Did you know that your home inspector is actually not required to perform a level 2 National Fire Protection Association (NFPA)-style inspection? Which means there are many parts of your chimney system that could easily be overlooked while you’re in the process of transferring property.

What does this mean for you? Well, if you’re buying the home, it could mean you end up with some unwelcome (and expensive) surprises down the line. If there’s one thing we’ve learned after being in the industry for some time, it’s that many chimney damages are hidden away and not obvious to an untrained eye. And while a home inspector is well-informed on many aspects of home maintenance, most aren’t very knowledgeable on chimneys.

If issues are found before the sale is complete, though, the cost could be taken off the price of the home (or addressed before you move in), ensuring you aren’t stuck paying thousands for repairs or rebuilds that the previous owners should have been responsible for.

And if you’re the one selling? Well, you’ll want to ensure all bases are covered and that any negotiations are done fairly and consistently, right? If you know your chimney system is in good shape (and can prove it), then you’ll be far more likely to sell the home for closer to your asking price.

What Doesn’t the Home Inspector Cover?

Here’s what the home inspector is NOT required to cover according to International Association of Certified Home Inspectors (InterNACHI®):

  • an inspection of the flue or vent system
  • an inspection of the chimney/flue interior
  • an inspection of any fire doors, screens, seals, gaskets, or mantels
  • whether or not a sweeping is needed
  • if the system was installed properly
  • an inspection of automatic fuel-fed devices (i.e. pellet systems)
  • an inspection of heat-distribution assets
  • drafting abilities or air flow

They also won’t be operating any gas fireplace inserts, lighting any pilot flames, igniting/extinguishing fires, moving your appliance or any of its contents, performing a smoke test, or removing any necessary components to get a more in-depth look.

In the end, if you want to ensure everything is covered, trusting a Chimney Safety Institute of America (CSIA)-certified pro is the right route to take.
